Anyone reading the excellent Project Flux newsletter, or listening to their podcast, is probably well aware that AI is ‘a big deal’. Of the sort that occurs rarely. As a ‘General Purpose Technology’ AI is up there with the combustion engine, electricity, and the Internet itself as a transformational, pervasive technology. Not one that acts as a point solution but that has the capability to rewire exactly how the world works. And therein lies the problem.

We are not tuned for true disruption. Mostly we live in a linear world, where things change over time and on a continuum. Pushed hard we live in a six sigma world, where we improve processes by reducing defects, minimising variation, and increasing quality and efficiency. Things are broadly predictable. Do X get Y.

In the AI mediated world we are headed into, as with the introduction of previous general purpose technologies, life is not going to be linear. In many ways these times are more destructive than merely disruptive. What used to work no longer does, and what was true no longer is. With the advent ofthese new technological powers we simply do not have to, need to, do things as they’ve been done before.

But this often comes in the form of no longer being able to do what was done before - because that’s not the way things are anymore. Our map has been torn up.

So how should one deal with this?

I think we all need to develop a heightened degree of situational awareness. This is ‘the ability to identify, understand, and predict the potential impact of factors and events in your environment, in order to make informed decisions.’ With our project delivery hats on this equates to understanding market dynamics, comprehending structural shifts, and projecting forward the implications of these. For our individual job, our teams, our departments, our companies and ultimately the entire industry.

But what does building this situational awareness look like in practice? It's not just about reading headlines. It requires a foundational understanding of the core technologies, hands-on experience with frontier tools to separate hype from reality, and a strategic framework for applying these capabilities to reconfigure workflows and, ultimately, reimagine business models. For professionals in an industry as tangible as real estate, this means translating abstract concepts into concrete use cases.


That is precisely the gap I’ve been working to close: translating this need for heightened situational awareness into practical tools and strategies for CRE professionals. Because without understanding where this is headed, we risk being the world's finest saddle makers as the Model T rolls past.

Below is an overview of what we cover.

The course is focussed on understanding how Generative AI can be utilised across the board within the real estate industry today. Participants will finish the course aware of the Generative AI landscape, how to use the leading, frontier tools and why they need to lean in to these new technologies. They will also become part of the course’s alumni network of innovators in real estate.

The course runs for three weeks. In each we have a collection of modules of online content (including 5+ Case Studies), a selection of which we cover in detail in a live 2 hour session each Friday.

Week 1: Master the tools.

In the first week we focus on what Generative AI actually is, the results of a major BCG/Wharton study into the impact of Generative AI on knowledge work, and a deep dive into 20+ advanced ‘Prompting’ techniques, all withCRE relevant use cases. And incorporating the latest ChatGPT-5 advances.

Week 2: Reconfigure work.

In week two we look at a recent study into how teams can best use Generative AI, and how we are moving from multi-modal language models to a world of natural language computing. Then we address ‘Task Automation’ and how all real estate jobs are likely to be reconfigured. We finish with trying out two of the best text to image applications, Midjourney and Google’s Nano Banana, aka Gemini 2.5 Flash.

Week 3: Reimagine real estate.

In week three, we look at how AI will impact the nature of, and demand for physical real estate, and provide a detailed ‘8 Step Framework for AI Adoption’ within real estate companies. Then we look at ‘Agents, Agents, Agents’ - advanced productivity applications using ChatGPT; how to build Custom GPTs and use Projects and Agent Mode.

So we zoom out, to get a macro view of the implications of AI and the direction of travel, and zoom in for practical guidance on maximising the potential of what exists today. Given that the latest research shows that only single digit percentages of ‘knowledge workers’ use AI as part of their daily workflows, and the large majority have never used reasoning models, you can guarantee you will be leagues ahead of most of your peers by thecourse’s end.
